1. Liability of Guests
1.1. Guests are liable for any damages or losses caused to the holiday apartment, its furnishings, or any other provided facilities during their stay.
1.2. Guests are responsible for covering the costs of replacing lost keys or repairing damaged locks.
1.3. Guests are liable for any additional costs incurred due to late check-out or delays in the cleaning process.
2. Obligation to Report Damages
2.1. All damages to the holiday apartment must be reported to the landlord or the responsible management immediately.
3. Guest Registration
3.1. Guests must complete a registration form before check-in and present a valid identification document, if required.
4. Prohibited Uses
4.1. Parties and events are strictly prohibited in the holiday apartment.
In case of violation, a penalty fee of €250 will be charged, in addition to the costs for extra cleaning, repairs, and any damages. The landlord reserves the right to immediately terminate the rental agreement without refund in case of non-compliance.
4.2. Smoking is strictly prohibited in all indoor areas of the holiday apartment.
A penalty fee of €250 will be charged for violations, in addition to the costs for extra cleaning, odor removal, and any damages. Smoking is only permitted in designated outdoor areas (e.g., balcony, terrace, garden). Repeated or severe violations may result in immediate eviction without refund.
4.3. Commercial photography or videography inside the holiday apartment is only allowed with prior written permission from the landlord.
4.4. Any illegal activities are strictly prohibited.
5. Restrictions on Local Bookings
5.1. Guests are not allowed to book the holiday apartment within their own place of residence.
5.2. If a booking is made within the guest's place of residence, they must contact the landlord in advance.
6. Special Equipment (Baby Cot & High Chair)
6.1. A baby cot and a high chair are available upon request.
6.2. Requests must be made in advance, and additional fees may apply.
7. Compliance with T&C & House Rules
7.1. By making a booking, guests accept these terms and conditions as well as the house rules.
7.2. Any violation of the T&C or house rules may lead to immediate cancellation of the reservation and eviction without refund.
8. Cancellation Policy
8.1. Standard Bookings (Up to 27 Nights)
Cancellations made at least 14 days before the scheduled arrival date: Full refund.
Cancellations made between 13 and 7 days before arrival: 50% refund.
Cancellations made less than 7 days before arrival: No refund.
8.2. Long-Term Bookings (28+ Nights)
Cancellations made at least 28 days before the scheduled arrival date: Full refund.
Cancellations made between 27 and 14 days before arrival: 50% refund.
Cancellations made less than 14 days before arrival: No refund.
9. Disclaimer of Liability
9.1. The landlord assumes no liability for:
Injuries or health impairments of guests during their stay. Loss or damage to guests' personal belongings, including theft, fire, water damage, or force majeure. Guests are responsible for securing their valuables. Disruptions caused by force majeure, natural disasters, power outages, water supply interruptions, internet failures, heating system failures, or other unforeseen circumstances. Disturbances due to construction work or noise from the neighborhood or surrounding area.
9.2. The use of the provided facilities and amenities (e.g., kitchen, appliances, washing machine, garden, balcony, terrace) is at the guests' own risk. The landlord assumes no liability for any accidents or damages that may occur.
9.3. Internet Usage If Wi-Fi is provided, it may only be used for legal purposes. Guests are fully responsible for any violations of copyright laws or other legal regulations committed via the provided internet connection.
10. Miscellaneous Provisions
10.1. The holiday apartment may only be occupied by the number of guests stated in the booking. Subletting or transferring the booking to third parties is not permitted.
10.2. Pets are only allowed with prior approval from the landlord, and an additional fee may apply. 10.3. The house rules must be followed at all times.
